It is my immense pleasure to write and share with you all that OFFICE 1991 is not just an office space building but it’s all about the memory of our group that was established in year 1991. Our group started its journey towards its goals in 1991 and successfully achieved milestones as of now. As a group we have diversified into construction, real estate, development, hospitality etc. AQAR is the one of the well know brand in real estate development in Sultanate of Oman and team AQAR is now moving towards development of OFFICE 1991.
For past one decade, AQAR have been single-handedly altering the ethos and aesthetics of real estate in Oman. Office 1991 Design Philosophy
Located within the heart of Muscat in the bustling commercial area of Bausher, this 13 storey OFFICE 1991 building is a structure incorporating generous natural light, and a unique composition of concrete, glass, and innovative vertical gardens.
This building consists of nine floors above ground for a total height of 35 meters housing 166 Office units with private services. A daylight filled lobby on the ground floor anchors the building to the streetscope, opening out onto a wide variety of retail and food and beverage outlets. Four under ground floors provide parking for the building.
The Office 1991 building’s design was aimed at creating a permeable building that both embraces nature and reflects its essence. The building was designed as a composition of three basic masses set upon a recessed glass base. The windows of the building play with their proportions to create an interesting and engaging pattern that captures the eye of the onlooker. Unlike conventional buildings, the OFFICE 1991 building features an urban retail park on the ground level opening out to the street enveloped by the three masses on its sides, and shaded by the hanging offices on alternate floors above. This building consists of open office spaces and accessible interior terraces, in conjunction with hanging gardens, emphasizing the convergence of nature and architecture.
This project not only fulfills the functional requirements of what it is, but how it responds to where it is and how it enlivens the community. OFFICE 1991’s architecture celebrates natural light, openness and nature’s intimate relationship with the built environment, and these are elements that reflect the designer’s commitment to create accessible, open and responsive architecture.
